



- Tighten cabinet knobs and screws.
- Oil and tighten all cabinet hinges.
- Caulk Cabinet edges as needed.
- Adjust doors and correct minor warping caused by excessive moisture.
- Oil all hinges and door knobs.
- Polish all exterior thresholds with sealer compound, if needed.
Carbon Monoxide Detectors
- Function test all units.
- Vacuum all units.
- Replace batteries in all units, if needed.
- Inspect and repair caulking around edges of interior and exterior windows as needed.
- Inspect and repair caulking around interior and exterior door moldings as needed.
- Inspect and repair caulking around all exterior spigots with silicone caulk, where they enter the wall.
- Inspect and repair caulking around tubs, showers, sinks, and counter tops.
- Pressure wash all walks patios and driveways.
- Caulk cracks in exterior concrete slabs.
- Test exterior, garage, kitchen and bathroom GFI circuits.
- Check, adjust, and reset all landscape lighting. Make adjustments for time changes. Notify homeowner if repairs are needed.
- Inspect chimney for loose flashing, cracked mortar joints, or a loose chimney cap.
- Tighten all screws and bolts on garage door.
- Check to see that the garage door hardware is tight and operating as intended without binding or scraping.
- Oil and lubricate garage door tracks, rollers, hinge pulleys, and springs.
- Check garage doors for needed adjustments.
- Test safety beams on garage doors.
- Wash exterior garage doors.
- Check for backfill settling around foundation and utility trenches. Notify homeowner if additional fill is needed.
Gutters, Eaves and Soffits
- Clean Gutters and determine that the downspout extensions and splash blocks are in place.
- Inspect around soffits and eaves for leaking gutters, indications of ice damage, or roof flashing failure.
- Notify homeowner if repairs are needed.
- Replace or clean filters.
- Check the condition of attic insulation. Notify homeowner if additional insulation is necessary.
- Open vents in crawlspace, where needed.
- Inspect septic tank (where applicable) - This will address any problems of build up and flow.
- Inspect garbage disposal; Notify homeowner if blades need to be replaced.
- Pressure flush "P" traps in all sinks.
- Clean all aerators.
- Replace washers in leaking faucets.
- Clean out showerheads.
- Drain sediment from the bottom of the water heater.
- Check exterior spigots for frozen pipe damage.
- Inspect the roof for any damaged, loose, or missing shingles. Notify homeowner if shingles need replacing.
- Function test all units.
- Vacuum all units.
- Inspect weather stripping and replace if necessary.
- Re-nail loose metal weather-stripping.
- Open and close all windows to check for proper operation.
- Clean window tracks.
- Oil and/or lubricate all windows.
