The objective of an inspection is to provide written
communication describing the issues discovered
from observations made and research conducted by
the inspector and that, in the inspector's opinion,
are likely to be of interest to his/her client and to
enhance the client's information and knowledge
about the commercial property to improve
decision-making for buying, selling, maintaining,
or improving the property.
The time to complete an on site commercial
inspection will vary depending on type, size and
location of the structure from 2 to 6 hrs. Time
allotment for final inspection report will depend on
the extent of inspection request, typically between 2
and 5 business days.

What is the Inspectors Due Diligence?
The level of due diligence required from the
Inspector will be set where the cost, in time and
money, of acquiring information about the subject
property will not likely exceed the value of that
information. The Scope of Work will determine
any variation or limitation from the SOP.

exceeds the ASTM 2018-08 Baseline Property
Condition Assessment. Additional inspection and
testing services are available to provide a more in
depth view of the property under consideration.
You can specify deviations to meet your individual
needs and building type. These deviations would be
mutually agreed upon and clearly stated in the Scope
of Work documents and final report. These deviations
may exceed the SOP and include dismantling and
operation of key systems.
